2018 Project: Iowa Ammunition Depot (IAAAP)
R8I Cabrera (JV between Ohana and Cabrera Services) is currently performing remediation of the Iowa Army Ammunition Plant OU-8 (IAAAP) in Middletown, IA. IAAAP encompasses approximately 19,000 acres, including active and inactive production and storage areas, undeveloped areas, and agricultural leases. The Atomic Energy Commission (AEC) operated at portions of IAAAP from 1947 to 1975. Historical operations by both the Army and AEC resulted in releases of hazardous substances to soil, surface water, and groundwater at IAAAP. The primary contaminants of concern at the site include explosives, metals, volatile organic compounds, and depleted uranium (DU).
R8I Cabrera’s five-year contract with USACE St. Louis focuses on excavation and removal of contaminated soil and associated debris exceeding the RG of 150 pCi/g DU. Our team will achieve project objectives through the use of a soil sorting system that manages the soil and debris based on its radioactive content. We will segregate DU-contaminated soil and debris from clean soil, and transport and dispose of the waste at an off-site permitted facility. To date on the project, R8I Cabrera has completed work plan development and is currently performing the site set up, construction of temporary facilities and site-required adjustments to the soil sorting system prior to actual field work. After the completion of these tasks excavation and processing of DU-contaminated soil and associated debris will begin. R8I Cabrera excavated and radiologically soil sorted approximately 14,500 cubic yards of soil and debris in 2019, and expects to excavate and sort another 16,500 cubic yards of soil and debris in 2020. To date, the project has exceeded excavation goals set by USACE.
Central 70 Project
Central 70, between I-25 and Chambers Road, is one of Colorado’s economic backbones. The Central 70 Project will reconstruct a 10-mile stretch of I-70 between Brighton Boulevard and Chambers Road, add one new Express Lane in each direction, remove the aging 55-year-old viaduct, lower the interstate between Brighton and Colorado boulevards, and place a 4-acre park over a portion of the lowered interstate. Extensive pre-construction testing showed that scattered patches of soil contained heavy concentrations of metals from long-closed smelters, along with other pollutants and toxins. The most common contaminants include arsenic, lead and substances that are a byproduct of combustion, both from nearby plants and auto exhaust. Additionally, the site contained petroleum hydrocarbon contamination in soil and petroleum hydrocarbon and trichloroethylene contamination.
Ohana was contracted to performed contaminated soil remediation and underground storage tank (UST) removal along the 10-mile project footprint. Ohana performed removal of 20,000 cubic yards of contaminated soil which were removed and transported to an approved landfill utilizing 2 layers of 6-miol poly. Additionally, Ohana performed removal of six (6) underground storage tanks (UST) ranging in size from 5,000 to 10,000 gallons including one Diesel Exhaust Fluid (DEF) tank.
The Hive at 9Seventy
The Hive at 9Seventy is situated within the limits of Boulder, Colorado. Located in close proximity to the University of Colorado, The Hive at 9Seventy is considered to be one of Boulders most sophisticated student living options. The development consists of five apartment buildings over a partially below-grade parking garage.
Ohana was contracted by the ownership group to perform extensive construction defect repairs which encompass removal and replacement of the waterproofing at the podium and various associated repairs. The repairs consist of removal of waterproofing and all overburden materials at the concrete podium over garage; excavations at the building perimeter and extension of dampproofing and waterproofing at perimeters; installation of French drain system throughout the property; addition of sloped concrete substrates and roof drains; installation of waterproofing at the podium; reinstallation of landscape overburden materials, landscaping, and irrigation systems; repairs and modifications to elevated walkways; installation of flashing over trellis locations; installation of movement joints in the adhered masonry veneer; installation of overflow roof scuppers at bounded balconies and interior drywall patching, gypsum movement joint installations, and interior painting.
